What is the most important aspect of buying a Holiday Home?
The most important part of finding the right holiday home is making sure you have a clear written agreement with the park owners as to roles and responsibilities on the park. Beetham Holiday Homes will provide you with a Park Licence (Terms and Conditions) document at an early stage of your visit, so you fully know what to expect in buying a holiday home from the company. Craig Russell, the Managing Director of the Company that own the park will be available to answer any questions you have about the park or owning a holiday home here.
How long can I have my holiday home on its pitch?
The Park Licence sets out how long you can have your holiday home sited on its pitch. Beetham Holiday Homes have agreements for 15 years on a pitch for single chassis holiday homes, and up to 35 years for double chassis holiday homes of lodge construction. If it is a pre-owned holiday home it will come with the balance of the year left for the original licence.
Who guides the running of the park?
Beetham Holiday Homes is a small independent company in South Lakeland that has been run by the same company for over 40 years. We are a member of our industry’s professional association, the British Holiday & Home Parks Association (BHHPA). We work to the BHHPA good practice guidelines. We have been awarded the top Gold Bellamy Award for our work in relation to conservation. The company holds a licence from South Lakeland District Council to run the park. The Local Authority guides us in matters regarding the licence, health and safety etc. The Company works closely the Arnside and Silverdale Area of Outstanding Natural Beauty and local wildlife conservation bodies to help create a sustainable diverse ecology across the park and preserve local heritage.
Where is the best place to buy a Holiday Home?
The best place is where you want to be to spend your relaxing leisure time, either by yourselves or with friends and family. A holiday home can give you a UK base if you spend a great deal of time overseas. It can be somewhere close to children if they have moved away from their home town. Or somewhere to escape family and friends! It can be the place to give you access to the areas you love and want to spend time exploring. Beetham in South Lakeland will give you an ideal base for more than a life’s time of exploring the North West of England and beyond. It is easy to get to from major conurbations of the north, where most of our customers come from. Most customers will be within 1.5 hours of Beetham. Customers are also based many miles away in the USA, Spain or the Atlantic Islands and other parts of Britain.
Does Beetham have a wide range of holiday homes I can choose from?
Beetham Holiday Homes works with three principle manufacturers of holiday homes to provide a very wide range of new single chassis holiday homes. We also work with two builders of double chassis lodges, who can build to any design you want as well as supplying a wide choice from their brochures. There is a wide range of different holiday homes to see on the park.
Do you have pre-owned / used holiday homes?
We usually do have good quality pre-owned (used) holiday homes for sale. Each have been surveyed and will be provided with new electrical and gas certification from professional trades people. The balance on the pitch licence will be part of the purchase of the holiday home.
What charges will I have to pay each year?
Once you have brought a holiday home and the pitch licence there are annual charges and running costs to consider. The Service Charge covers the time to run and manage the park, maintenance costs and improve facilities and services. There are Council Rates and Water Rates to pay. Electricity and gas are charged depending on usage. Insurance for the holiday home has to be covered by each owner. We have a range of other services such as draining down holiday homes, cleaning them or any repairs if you want park staff to undertake these tasks. Figures for the actual charges can be picked up from the park office.
Are children encouraged to come to Beetham?
Yes. It is a great place for children to spend time with parents and grandparents, explore the freedom of countryside, gain respect for nature and enjoy outdoor activities. There is a children’s playground and playing field on the park, great local activities (link to Local Area page) and various activities are organised on park for children to join in. Being in the South Lakeland area, we have easy access to The Lake District, Cumbria, North Yorkshire, Lancashire and more. Children are expected to respect other customers on the park and their wish for a peaceful and relaxed atmosphere.
Are dogs allowed?
Yes. They will need to be kept on a lead on the park and ‘scooping up’ is insisted upon.
Do you have ‘subletting’ or tourers?
Subletting of holiday homes is not permitted but friends and family members of owners are very welcome. Subletting, as on other parks, can mean you are not sure who else is on the park. We also do not have tourers on the park.
Can I build my own shed and deck?
Sorry we have to say “no” to shed building and putting up your own deck. We do have planning restrictions and health and safety guidelines to work to and staff will always seek to be consistent with all customers. We will seek to be creative with designs and plans you have, so as to provide you with what you want.
Why do you call them holiday homes?
Since ‘caravan parks’ were set up, starting in the 1940-50, there have been major improvements in the build quality and furnishing of ‘caravans’. Many parks started with just large ‘tourers’. All holiday homes (single chassis or double chassis lodges) for sale at Beetham are double glazed and centrally heated and many have removable furniture. Beetham was set up by David Russell in 1970. The toilet blocks that used to exist at Beetham until the late 1970s have been removed, as all homes are fully plumbed in. ‘Holiday homes’ rather than ‘static caravans’ is a better description of the homes at Beetham and the quality of park we provide.
